What is land transfer tax?

Land transfer tax is a one-time tax you pay when you buy property in most of Canada. It’s calculated on the purchase price (or, in some provinces, the greater of the price and the assessed value) using progressive brackets, a bit like income tax: each slice of the price is taxed at its own rate. It’s due on closing, usually through your lawyer or notary, and it can’t be added to your mortgage — so it’s one of the biggest closing costs to plan for.

How to use the calculator

Ontario and Toronto

Ontario’s rates for a home with one or two single-family residences are 0.5% up to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2 million and 2.5% above that. The City of Toronto adds its own municipal land transfer tax (MLTT) with the same brackets up to $3 million; from April 1, 2026, homes over $3 million pay higher municipal tiers from 4.4% up to 8.6% above $20 million. For example, a $900,000 Toronto home pays $14,475 to Ontario and $14,475 to the city — $28,950 in total before any rebate.

First-time buyers can get a refund of up to $4,000 from Ontario and up to $4,475 from Toronto. Eligibility rules include never having owned a home anywhere in the world and moving in within nine months.

British Columbia

BC’s property transfer tax is 1% on the first $200,000, 2% up to $2 million and 3% above $2 million, with a further 2% on residential value over $3 million. Since April 1, 2024, eligible first-time buyers pay no tax on the first $500,000 of homes worth up to $835,000 — a saving of up to $8,000 — with a partial exemption up to $860,000. BC also has separate exemptions for newly built homes and an additional tax for foreign buyers, which this calculator doesn’t include.

Quebec, Montreal and other provinces

  • Quebec charges transfer duties, known as the “welcome tax”: in 2026, 0.5% up to $62,900, 1% to $315,000 and 1.5% above. Montreal has additional tiers from 2% to 4% on higher-priced homes.
  • Manitoba: nothing on the first $30,000, then 0.5%, 1%, 1.5% and 2% above $200,000.
  • New Brunswick: 1% of the greater of the price and the assessed value.
  • Nova Scotia: a municipal deed transfer tax set by each municipality — enter your local rate.
  • Alberta, Saskatchewan, Newfoundland and Labrador and the territories have no land transfer tax, only registration fees.
